Why I’m helping sponsor the Templeton Gap Neighborhood Garage Sale

As my real estate career has grown, I’ve had the opportunity to spend more and more time in the Templeton Gap Addition neighborhood — and I’ve come to really appreciate what makes it special.

The proximity to Nancy Lewis Park, the custom homes, the mature trees, the flatter streets, and nearby spots like Bon Shopping Center all give this area a character that is hard to find in Colorado Springs. In many ways, Templeton Gap is one of the city’s best-kept secrets.

My goal in sponsoring the garage sale is simple: support a long-running neighborhood tradition and make it easier for residents to participate. The best part of this neighborhood is the people who live here, and this event is a practical way to help bring neighbors together.

I also believe Templeton Gap homeowners should have access to thoughtful real estate guidance long before they are ready to sell, and even if they never choose to sell at all. In established neighborhoods like this, decisions about repairs, updates, timing, pricing, and presentation can affect both individual equity and the long-term perception of neighborhood value. My goal is to be a helpful resource for those decisions whenever neighbors need insight, whether or not they ever hire me to represent them.

Register Your Garage Sale

Let us know you’re participating so we can plan directional signs, extra promotion, supply drop-offs, and post-sale donation pickup. We will not publish your address or sale details. If you want to share photos, specific items, or sale details, you can post them directly in the Templeton Gap Neighbors Facebook group.
We can drop off price tags, markers, and simple attention-grabbing decorations such as balloons or similar materials. Supplies are available for participating residents and will be dropped off by Adam before the sale.
Pickup will begin Saturday at 3:00 PM. Someone must be available to help move items to the truck. Items should be boxed or bagged unless they are too large, and all items must be clean, safe to move, and likely to be accepted by a donation site.

Directional Signage

We’ll place directional signs at major intersections in the area and at the ends of each street with at least one participating sale.

Supply Drop-Off

Participants can request price tags, markers, and simple attention-grabbing decorations such as balloons or similar materials. Adam will drop supplies off at your home.

Extra Promotion

We’ll help promote the neighborhood garage sale with paid advertisements so more shoppers know when and where to come.

Donation Pickup

Starting Saturday at 3:00 PM, we’ll begin limited post-sale pickup for donation-ready items. Residents requesting pickup must be available to help move items to the truck.

Tips for a successful garage sale

A little preparation can make the sale easier to shop, easier to manage, and more likely to attract buyers for your best items.

Before the sale

  • Clean items before setting them out.
  • Group similar items together: tools, kids’ items, books, clothes, furniture, décor, and household goods.
  • Price items clearly so shoppers do not have to ask about every item.
  • Have small bills and coins ready for change.
  • Consider accepting Venmo, PayPal, or Zelle for larger purchases.

Display tips

  • Put your best items near the front.
  • Use tables when possible instead of placing everything on the ground.
  • Keep walkways clear.
  • Reorganize after busy periods.
  • Use clear signs for categories or prices.

Pricing tips

  • Price higher-value items individually.
  • Use simple price groups for smaller items.
  • Be ready for negotiation.
  • Consider bundle pricing for books, toys, clothes, or kitchen items.
  • Lower prices later in the day if your goal is to clear things out.

Safety tips

  • Keep cash secure and avoid leaving a cash box unattended.
  • Have another adult nearby when possible.
  • Keep your home and garage interior closed off from shoppers.
  • Do not allow strangers inside to use the restroom.
  • Keep pets secure during sale hours.

Online selling tips

Use Facebook Marketplace to bring more buyers

For best results, use Facebook Marketplace in two ways: create one general listing for your full garage sale, then create separate listings for your highest-value items.

What to list individually

Furniture, tools, bikes, electronics, baby gear, patio furniture, appliances, collectibles, musical instruments, and other items likely to attract a specific buyer.

1. Create one general sale listing

Include the date, time, neighborhood, nearby cross streets, general item categories, and a few wide photos.

2. List your best items separately

Higher-value items should have their own Marketplace listings with clear photos, dimensions, condition, and price.

3. Mention the garage sale

In each individual listing, mention that the item will be available during the Templeton Gap Neighborhood Garage Sale on July 10 & 11.

4. Share in the Facebook group

You can also share what you’ll have available in the Templeton Gap Neighbors Facebook group so nearby residents can see what’s coming.

After the sale

Post-sale donation pickup and drop-off options

After the sale, The Johnson Team is planning limited post-sale pickup for unwanted donation items beginning Saturday at 3:00 PM.

To use pickup, someone must be available to help move items to the truck. Items should be boxed or bagged unless they are too large. Furniture is okay if it is clean, safe to move, and in condition likely to be accepted by a donation site. Space may be limited.

Donation guidelines and hours can change. Please confirm directly with each donation center before loading or delivering items, especially for furniture, appliances, electronics, construction materials, or large donations.

Items generally need to be clean, sellable, in good condition, and in working order. Common restrictions include mattresses, box springs, baby furniture/gates/cribs, TVs, computers, printers, exercise equipment, damaged furniture, sleeper sofas, used flooring scraps, and hazardous materials.
